Scenario: Electronic Roof Tests (ERT) have been performed on your building’s roofs and plaza decks. You now have drawings (prepared in CAD) pinpointing where breaches were found, pigtail tag locations, and an easy-to-understand written report. You are happy with the results, so you decide you don’t need additional job site observation services for the newly-tested membranes during the future placement of all overburdens (pedestals, pavers, wood decks, garden roofs, etc.)
And then: Overburden is added. Mechanical equipment is installed. Siding for the penthouse is installed. Materials and workers are moving all over the roofing and plaza deck membranes to sounds of hammering, nailing, and power equipment. One day, finally, all is finished. And then someone finds evidence of water infiltration in your building’s interior….

This is frequently not thought about until after the damage is done.”
